• As the job title indicates, you are expected to courteous to all residents and visitors.
• Monitor all guests. Make sure they sign in and out. Also, confirm that all overnight guests have been approved in advance.
• Check with previous person on duty to see if there are any updates, issues, events, etc. that you need to be aware of.
• In case the following events happen, follow instructions:
- Elevator goes down and someone gets stuck in it – Call the manager
- Elevator goes down. If one elevator goes down write up the incident report and slide under the manager’s door. If both elevators go down, call the manager.
- Power outage – call SWEPCO and then call the manager
- Fire Alarm Goes Off – check the emergency fire board and see where the trouble light is at and verify there is a fire. Call 911, call the manager, start evacuating the building. If there is not a fire, reset the fire panel, announce over the PA system that it was a false alarm, and call the manager.
- In the event the police are called out – call the manager. Make sure to get the officer’s name and report number.
• Light housekeeping:
- Sweep, then mop the lobby, first floor halls and laundry room.
- Make sure trash is collected in the lobby and laundry room.
- Keep an eye on the restrooms. Make sure they are clean, and no backups have occurred.
• Check all emergency doors and bottom entrance to the stairwells. Make sure they are closed and not propped open.
• Check the grounds. Make sure no one is loitering in the parking lots.
• Check outside lights: stairwells, under the canopy, and in parking lot. Report any lights that are out.
• If a work order is turned in, please write it up and slide it under my door. If it is an emergency: Refrigerator is out, PTAC is not cooling or heating, water flooding or backing up, call the manager.
• When in doubt of what to do in a situation, call the manager or assistant manager.
• When a situation occurs, and you don’t know if you should write up an incident report…write it. This is the only way the manager can keep up with what happens on the weekends and at night.
